New agents: What to expect
The purpose of this word-heavy page is to eliminate surprises and answer questions you might not even know you have…
GETTING BOOKED
• After contacting us, we’ll provide you with this form to send us listing details
• We’ll contact the owners, if you wish, to schedule a time and date for the shoot (you’ll get a confirmation)
• Owners will receive these important tips so they’ll know how to prepare
SHOOT DAY!
• Please remind owners their home will be shot in the in condition we find it
• If you have spaces/features you must have shot, please communicate those with us
• The shoot will occur entirely during a single visit – generally for 3-6 hours consecutively
• Please remove the ‘For Sale’ sign, if possible, until after the shoot
• The gallery of proofs will be posted 3-6 hours after the shoot ends – you’ll be notified
YOU CALL THE SHOTS
• With your gallery, you’ll choose your files (usually takes 5-15 minutes)
• Plan for an editing turn-around of 1-2 hours per photo – so 24-48 hours for 25 photos
• If you choose your images the night of the shoot, we can get started right away
• The edits are at our discretion (and high standards) but we will always listen to your requests
• Once complete, you’ll be sent an a link to download the finished files and the bidding war can begin!

• Sending your favorites to us is an official order — please review before hitting ‘Submit’
• 25 Image Files are included in your shoot, and extras are available for an additional fee
• It’s a commonly misunderstood fact that real estate photographers do not sell files – we license them
• Delivered files are licensed to you so you and your staff can post or print them for the duration of your listing
• We’ll retain proofs for 90 days to allow you an opportunity to order additional edits from that shoot
• As owners of the copyright, we have the right to sell files to others: here’s a page of legal info
• We appreciate the courtesy of credit, tagging, and attribution in print, web, or social media and will do likewise
• Files are 2800px jpgs and sent via a temporary online transfer – please download and back up
• Once you have the files, creating backups will be your responsibility
• Licensing or sharing files will be sole right and responsibility of Studio 512
UNLIKELY PARTICULARS
• Clouds are great; we only need to reschedule in the case of heavy rain
• Clients are financially responsible for all requested services once we have left for the shoot
• We respect client schedules and ask that you provide us with change requests with a few days notice
• Photography takes place during one visit; additional shoots can be ordered for a fee
• We’ll gladly pay for a reshoot if we’ve made a mistake (such as a blurry photo, etc)
• Changes to your image order are only possible if we haven’t started editing the photos in question
• If we’ve previously shot the property, we’ll be happy to discuss licensing those images to you as well
MONEY MATTERS
• The financial portion is appropriately at the end – serving you is our priority
• Invoices are generally sent 2-3 weeks after the shoot on a Net 30 schedule
• If you agree to a homeowner’s request for additional services, they will be added to your invoice
• Properties more than 20 miles (40 miles round-trip) from our studio are invoiced at $1/mile
• Invoices are for services rendered and not based on sales, quality, opinions or any external factors
• Your invoice will include any extras you’ve ordered (twilight, aerials, additional files, etc…)
• We prefer checks (and give discounts), but we do have options for you
ABOVE ALL… WE’RE GRATEFUL FOR THE OPPORTUNITY TO WORK WITH YOU!
